Situated in Ixelles - the popular upper-residential area of Brussels - this one-level apartment within a three-storey maison conversion needed space re-optimization and a full interior renovation. The clients (who planned to rent the property out as an investment) approached SGIA to re-design the space, with the aim of minimising the dark-zone in the center of the floorplan and making the best use of the apartment's limited size and long layout.
A dressing and bathroom area was created in the bedroom - defined by a woodframe structure, built-in cupboards were commissioned, kitchen and living room were combined to create an open-plan living area and the ceiling was lowered in the hallway to accentuate the volume/feeling of space in the new living area. Finally the apartment was fully redecorated in a neutral color and materials scheme that would appeal to a wide group of people, while giving renters the freedom to personalize afterwards. Improved functionality of the space (with lots of additional storage) and maximised natural light and flow through the layout ensured that the apartment was rented out quickly.
